FEE-BASED DEVELOPMENT
OWNER’S REPRESENTATIVE
Flannagan Associates Design & Build (FADB) champions the interests of the owner throughout the development process. Acting as the Owner’s Representative, we assume all responsibilities typical of an absentee or passive owner. The specifics of our duties and authority are laid out in a detailed agreement with the owner. In this role, we effectively act as the owner, ensuring that they are consistently updated on the project’s progress.
We take the helm in orchestrating the Project Team, encompassing architects, contractors, engineers, and other professional services. Clear delineation of roles ensures optimal utilization of each member’s expertise, eliminating redundancy. Serving as the owner’s primary touchpoint, we consolidate communications, offering a streamlined experience.
Our collective endeavors will cover market identification, project conceptualization, design, entitlement acquisition, fostering public and governmental support, prospect engagement, funding arrangements, and readying the project for construction.
Our compensation structure is time and expense-based: $200/hour for professional services and $60/hour for administrative tasks, in addition to actual expenses. Should our services not meet expectations, the agreement can be terminated with 30 days notice.
FEE DEVELOPER
In our capacity as a Fee Developer, FADB oversees the entire development process, with our roles and authority clearly outlined in an agreement with the owner.
Apart from responsibilities stated under the Owner’s Representative section, as Fee Developers, we also focus on project timeline adherence, bid review and approval, budget compliance, onsite inspections, problem-solving, inspections, change order approvals, owner-tenant liaisons, punch-lists, and initiating the building’s service.
The fee for this service is calculated as a percentage of the total project cost, with the rate decreasing as the project size escalates.
DEVELOPMENT CONSULTANT
Offering a la carte advice, FADB, as a Development Consultant, caters to owners and developers who are at the helm of their projects but seek seasoned insights. Our expertise spans concept ideation, site analysis, real estate contract reviews, market analytics, bid analyses, entitlement support, and marketing plan evaluations.
Our flexible hourly fee ranges from $200-$300, contingent on the scope of engagement. If our insights don’t resonate, the contract can be rescinded on short notice.
PROJECT/CONSTRUCTION MANAGEMENT
FADB offers a holistic approach to Project and Construction Management. Beyond functions listed under the Fee Developer section, our service encapsulates the entirety of the construction phase.
We pride ourselves on our timely and budgeted project executions. Our well-forged alliances with industry professionals and authorities pave the way for seamless construction phases. And on the off chance that issues do arise, our proactive stance ensures swift resolutions. Compensation is a percentage of the total construction cost, with the rate adjusting inversely with project size.
